We have found that one of the very most important parts of our business is networking.  We have met so many wonderful people that have become our friends and helped us along the way.  We strive to help as many people as we can too!  The NWA Real Estate Investor group has been such a big help in finding contractors, lenders, title companies and much more.

Kathleen Everitt wrote a small piece about us and one of our renovations that we completed early in 2016.  The story is below…

Fun Fall Home Improvement Tips.

🏡 Fall is here and it’s perfect home selling season! 🍁
Here are a few fast tips that will help you get your house in tip top shape:

🍂 Declutter! Donate, sell, or pack into storage all unwanted or unneeded items.

🚿 Deep clean! Do this when you’re ready to sell or even better hire a professional to get your home in tip top shape.

🍃 Landscape! Clean up the yard, especially the front yard, by weed eating, trimming shrubbery and trees, removing any personal items, refreshing the mulch, and maybe even planting seasonal greenery. A couple of festive planters on the front porch and a new welcome mat will really spruce things up and go a long way with potential buyers. Don’t forget to clean the front door and entry. Your front yard and porch must be “show-ready” at all times because buyers will often drive by for sale homes and call their realtor to request a showing.

🔨 Make repairs and fix up the house! If possible, repaint your home to a neutral color. Light gray is a very popular choice right now. Now is the perfect time to complete any little repairs you’ve been meaning to do. A potential buyer will notice these things and either decide not to make an offer or may ask you to fix later on during inspection. Providing a home warranty is also a great idea to give potential buyers a peace of mind on larger repair items.

🗝When staging your home, remember to use neutral items and that less is definitely better. Although you loved customizing your home, potential buyers may not have the same taste. Remove any collections or personal items. The buyers want to be able to picture their stuff in your house and you want them to, so they will buy!  We can help you get this ready yourself or guide you in the right direction by recommending one of our professional stagers.

2 Rome Ridge Update: October Edition

There has been a lot of changes happening at our new property, 2 Rome Ridge, in Rogers, AR. We have begun the much needed landscaping process with completing our brush clearing this week and will be adding the final touches on mulch and landscaping shortly.

2016-10-02_23-09-21-1We are excited to announce that our contractors will soon begin the process of adding a deck for outdoor entertaining. Also, brand new gutters and fresh paint have been added. Inside, all demo has been completed creating a more open floor plan. This week additions include all new texture being added throughout the house to prepare for fresh paint very soon on the interior. Next we are starting on bathroom and kitchen renovations. So stay tuned and please follow us on Facebook for all our updates.

Demolition Days at Rome Ridge

Every project has its challenges and excitements, and Rome Ridge is no different. We meticulously analyze, budget, and go over every detail with our contractors. With remodel construction, there is no way to know what surprises lie within the walls and under flooring.  Sometimes we take out walls only to find we have to put them back! Our contractors removed some sheetrock and found a gas line right where our doorway was supposed to go. Little unexpected things are found throughout the project, and the contractors usually find an easy way around the issues while staying in budget. The most important thing to do when renovating is to find a dependable licensed contractor that you see eye to eye with and trust.

Journey ‘2’ Rome Ridge Ranch

 Our journey to Rome Ridge started when David first got the call for us to take a look at the property. The same renters had occupied the house for 8 years and those renters were leaving now leaving. When the owners decided that they didn’t want to take on any new renters, we analyzed the property and gave our presentation. After negotiations, they accepted our offer!

rome-ridge-ranch-picture-for-blogThings began to move quickly. We started to conduct interviews for contractors the Monday after our Friday closing. Our real estate market right now is hopping and that means for contractors too. Finding the right contractor can be a trying process sometimes, especially when you are wanting to start a project quickly because most contractors are several weeks out on starting new projects. Others were so busy they didn’t return our calls or didn’t make meetings we set up. A few contractors came out but then didn’t submit a bid to us at all. After an extensive search process, we finally narrowed it down to two contractors. After much consideration, we hired Chris Bradley and his team at Higher Rock Construction. We started construction a little later than planned due to unexpected delay in getting Chris hired, however they were able to jump in and quickly get to work!

Although 2 Rome Ridge Road in Rogers was already in great move-in condition when we bought it, we decided we needed to give it a serious face lift. It will have a completely new master bath, flooring throughout the home, paint, vanities, doors, lights, faucets, openings, gutters, a deck, and so much more! As of today, the entire house has been demoed and openings are cut and ready for headers.

We have even done quite a bit of brush clearing outside along with new paint and gutters.

There will be so many changes coming in the next few weeks!  We will have this amazing house ready for sale in November.  If you or anyone you know is interested in this wonderful home, please contact us today!

WKL Property Solutions Ribbon Cutting!

On this day, we had our official ribbon cutting with the City of Fayetteville Chamber of Commerce.  We have greatly enjoyed being a part of all that the Chamber has to offer and would recommend joining to anyone in NWA.  We have already made so many friends and love to make connections between others and gain great business contacts for ourselves.  Most importantly is the new friendships we have created!  We are very thankful for our Fayetteville Chamber of Commerce.
